Sotheby’s-Style Contemporary Residence, Minimalist Interior for a High-End Home​​​​​​​

Project Overview

This project is an interior design case for a private residence in Vancouver. The client has long been engaged with the international high-end real estate market. Their aesthetic preferences are clear: they favor contemporary high-end homes consistent with Sotheby's broader real estate philosophy—emphasizing architectural clarity, spatial order, and long-term value, rather than fleeting visual impact. And the client requested a minimalist luxury atmosphere, defined by order, proportion, and a calm sense of long-term living. We framed the project through architecture-led spatial relationships, using consistent materials and low-noise detailing to set the overall tone.

Design Intent and Overall Strategy

Rather than pursuing expressive forms or decorative statements, the design strategy focuses on restraint, proportion, and material authenticity.Here, luxury is not driven by decoration, but by controlled scale, material continuity, and precise restraint. The public areas rely on consistent timber surfaces, stone flooring, and soft integrated lighting to form a stable background.

Foyer and Arrival Sequence

The foyer is conceived as a controlled transitional space between exterior and interior. Sets the first rhythm of the home. Clean planes, aligned openings, and restrained furnishings establish a clear sense of direction, making “arrival as order” the initial impression.

Living Room

The living room is defined as the "controlled central space" within the residence. In the original design, we chose not to deliberately expose the second-floor area by enclosing the open volume. Instead, we created a restrained and tranquil spatial atmosphere through horizontal extension, a sense of enclosure, and balanced proportions. The vertical volumes are carefully controlled, allowing the living room to focus on order, materiality, and light—rather than visual transparency.

Open Kitchen and Dining Area

The kitchen and dining area are conceived as an extension of the living space.The open layout encourages everyday interaction while maintaining visual consistency across public zones.

Staircase as a Vertical Anchor

The staircase is appropriately located in the entrance area due to the spatial limitation of the floor plan, serving as a vertical anchor point in the spatial sequence rather than a deliberately emphasized visual focal point.

Master BedroomThe master bedroom prioritizes calmness. We reduce objects and contrast, using soft textiles and warm timber tones to create a stable resting atmosphere.

Bathroom and Shower Spaces

The bathroom functional space continues the order of the same set of materials. Emphasizing easy maintenance, the logic of stone and glass as the interface expression of different spaces, integrated components and controlled lighting together to create a clear, durable use of the environment. The "everyday space" also maintains restraint and integrity.

Secondary Bedroom

The secondary bedroom maintains the same spatial language, offering flexibility for guests or family members without deviating from the overall design logic.

Home Office

The home office minimizes decoration and focuses on calmness, concentration, and storage efficiency. A low-noise atmosphere supports long-term work and reading.

Storage as Integrated Architecture

Storage spaces are treated as part of the architectural system rather than secondary functional additions.Cabinetry aligns with wall planes and ceiling lines, supporting daily use without interrupting visual continuity.

Basement Flexible SpaceThe basement extends the same architectural logic into a flexible, supportive space. Material control and proportion ensure consistency across all levels of the residence.

Conclusion

This project explores a restrained definition of luxury rooted in architectural order.Through proportion, material consistency, and spatial hierarchy, the residence offers a calm and enduring living environment aligned with contemporary high-end residential values.
