BIM-Based Renovation of Administrative Building

🟡 Project Summary
This project demonstrates a BIM-based renovation workflow applied to an existing administrative building in Kaunas, Lithuania.
Using Autodesk Revit, Autodesk Navisworks, and Dynamo with Python, the coordination process identified 2927 clashes, which were reduced by 29% through automated clash resolution workflows.
The BIM model was further used for construction planning, cost estimation, and financial feasibility analysis, confirming the project viability with IRR 10%, ROI 51.3%, and Benefit/Cost ratio of 1.5.

🔵 Project Objectives
Project goals included:
1- Adaptive reuse of an underutilized administrative building
2- Mixed-use development (commercial + residential)

4- Integration of green spaces and community facilities
5- Ensuring financial feasibility of the project
🟣 Site Analysis
Site analysis of the project area in Kaunas using GIS tools to identify surrounding infrastructure, access roads, and nearby facilities.
The building is located in an urban area with good connectivity to residential zones and public transportation.
🟢 Architectural Design
The design converts the existing administrative building into a mixed-use development.
The ground floor is dedicated to commercial spaces, while the upper floors contain residential studio apartments arranged around a central corridor.
🟡 BIM Modeling
A detailed BIM model was developed using Revit to represent the architectural layout, spatial organization, and building components.
The model served as the foundation for coordination, quantity takeoff, and project analysis.
🟠 Clash Detection
Model coordination was performed using Navisworks to detect conflicts between building components.
Clash detection helped identify potential construction issues early and improve design coordination

🔴 BIM Automation
Developed a Dynamo + Python automation workflow to process clash detection results and assist in clash resolution, and to reduce manual coordination effort and accelerate clash review.

🔵 4D Planning
Project schedule developed using Microsoft Project including:
• Work Breakdown Structure (WBS)• Task dependencies and sequencing• Labor allocation• Public holidays and working calendars• Salary and resource cost calculations
The schedule integrates project duration, workforce planning, and financial implications of labor costs.
🟣 Cost Estimation
Material quantities were extracted from the BIM model to generate construction cost estimates.
The analysis included building components such as walls, doors, windows, structural elements, and site works.
🟢 Financial Analysis
Project financial evaluation included construction costs, demolition and renovation works, materials and labor, marketing expenses, risk management allocation, and bank financing.
Key Results
IRR: 10%ROI: 51.3%Benefit / Cost Ratio: 1.5
The analysis confirmed the financial viability of the proposed development.
Unit prices were determined using a multi-criteria evaluation based on market price per square meter, floor level, view quality, and unit characteristics.
Visualization
Architectural visualization created using Twinmotion to present the final design proposal and illustrate the building after renovation.
