POD描绘的未来型大型综合开发新范式

POD’s New Paradigm for Future-Oriented Large-Scale Mixed-Use Developments

日建设计凭借在东京中城六本木、东京站丸之内・八重洲地区等城市更新项目中积累的日本TOD开发经验，在“上海徐汇万科中心三期”中打造出富有生命力的创新城市综合体。通过设置总长800m的步行专用道路、五处1,000㎡的广场、约占整个街区15%的7万㎡丰富绿地空间，形成低碳且人性化的街道，并实现了能让到访者在整个街区享受多样化体验的城市空间。本项目提出了升级传统TOD的新概念——POD，这是一个将“TOD”和“PARK”融合在一起的概念，它整合了“绿色生活－与自然和谐共生的生活空间”“绿色空间－生态友好的绿地设计”“绿色交通－环保型交通系统”这三大要素。与此同时，围绕“自然与人类的网络”“与自然融合的商业空间”“与自然融为一体的建筑”这三大设计主题，旨在实现城市功能与自然环境有机融合的“生态城市（Eco-City）”，为下一代城市开发树立典范。

Leveraging its expertise in Japan’s TOD development, cultivated through urban regeneration projects such as Tokyo Midtown Roppongi and the Tokyo Station Marunouchi/Yaesu districts, Nikken Sekkei created the vibrant, innovative Shanghai Xuhui Vanke Center Phase III urban complex. By incorporating an 800-meter-long pedestrian-only street, five 1,000-square-meter plazas, and 70,000 square meters of lush green space covering approximately 15% of the entire block, the project yields a low-carbon, human-scale streetscape, and an urban space where visitors can enjoy a variety of experiences in the city. This project advocates “POD (park-oriented development),” a new concept and an evolutionary step beyond conventional TOD (transit-oriented development). This “TOD x PARK” fusion concept integrates three elements: “Green Living – living spaces in harmony with nature,” “Green Space – ecosystem-considerate green space design,” and “Green Mobility – environmentally conscious transportation systems.” Furthermore, based on the three major design themes of “people/nature networks”, “nature blended commercial spaces” and “nature integrated architecture”, the project is aimed at becoming the standard for next-generation urban development in order to realize an “ecological city” where urban functions and the natural environment are organically integrated.

POD “Network”: Reconstructing Transportation Networks with Ecosystem Considerations

绿色元素在垂直方向上从地下延伸至地面，直至商业空间与高层办公塔楼，实现了自然与城市功能持续融合的“三维生态城市空间”。连接着贯穿用地的绿轴公园与地铁15号线站厅的“TOD都市活力轴”，被设计成一个由地面延伸至车站的阶梯式下沉花园。这种立体绿化将高低差转化为自然的步行动线，将来自地下的人流顺畅地引导至地面各功能区域。此外，还通过“景观休闲轴”和“商务休闲轴”与公园融为一体，构筑了贯通“地下、地面、空中”的立体绿色网络。

Green elements extend vertically from underground to above-ground commercial spaces and high-rise office towers, yielding a “3D eco-urban space” where nature and urban functions seamlessly merge. The TOD urban vitality axis connects the park that runs through the site as a green corridor with the concourse of the station on the No. 15 subway line, and is designed as a stepped sunken garden leading from the ground level to the station. This multi-layered greenery converts the difference in elevations into a natural walking path, smoothly guiding the flow of people from underground to the various functional areas above ground. It also integrates with the park through the “landscape recreation axis” and “business exchange axis,” creating a three-dimensional green network that connects underground, above-ground, and aerial spaces.

POD之商业：与自然融合的下一代消费空间

POD “Commercial Innovation”: A Next-Generation Consumption Space Integrated with Nature

以绿轴公园为核心，有机配置“集中式购物中心”和“开放式街区商业”，街道网络中散布着大小各异的箱型商业设施。通过这种“自然包裹商业”的创新性空间构成，刷新了传统购物中心的概念。项目涵盖运动、自然和艺术等广泛业态，适配丰富的生活方式。此外，通过分散配置站前广场、公园、街道、露台及空中花园等多样化空间，为人们提供了更具趣味性的消费体验与社交场所。在以TOD为核心形成的城市活力区域中，通过将地下商业空间设计成独特的阶梯式下沉花园，成功地将商业价值延伸至地下公共空间，实现了商业附加值与空间氛围的双重提升。

With the green axis park at its core, the “concentrated mall” and “open commercial district” are organically arranged, with various large and small box-shaped commercial facilities scattered throughout the street network. This groundbreaking spatial composition, where “nature envelops commerce,” revolutionizes the conventional concept of shopping malls. It encompasses a wide range of business formats tailored to diverse lifestyles, including sports, nature, and art. By decentralizing spaces such as station plazas, parks, streets, terraces, and sky gardens, more engaging experiences and vibrant social venues for people are created. In this TOD-centered urban vitality area, the underground commercial space has been designed as a distinctive stepped sunken garden. It successfully expands commercial value into the underground public space, enhancing both the added commercial value and the spatial atmosphere.

POD之建筑： 立体生态系统与人文空间的共生

POD “Architecture”: A Symbiosis of 3D Ecosystems and Humanistic Spaces

设计灵感源自山涧、溪流和平原等自然山水形态。项目通过建筑景观与景观设计融为一体的立体空间构成，实现了多层次的环境共生。办公建筑群的设计以“多样性”和“生长性”等未来型办公场所理念为基调，探索了下一代CBD应有的形态。象征性双子塔布局于上海南站正前方，沿连接南站的主干道沪闵路采用西高东低的阶梯式轮廓，由此形成了与南站区域相协调的自然天际线。在高层办公楼中，注重通过引入立体绿化和设计公共空间等方式，打造温馨的人性化空间，以便为未来的职场人士提供更加灵活、贴心且绿色环保的办公体验。

The design motif draws inspiration from natural landscape forms such as valleys, streams, and plains. Through a three-dimensional spatial composition integrating architectural scenery and landscape design, a multi-layered environmental symbiosis is achieved. The office building complex explores the ideal form of a next-generation CBD (commercial business district) grounded in the principles of diversity and scalability for future workplaces. The symbolic twin towers are positioned facing Shanghai South Railway Station. Along Humin Road, the main access artery to the station, a stepped profile rises higher in the west and lower in the east. This creates a natural skyline that harmonizes with the south station area. The high-rise office towers emphasize the creation of warm, human-scale spaces including the introduction of vertical greening and the design of shared spaces. This provides a more flexible, thoughtful, and green eco-friendly office experience for the workers of the future.

Shanghai Xuhui Vanke Center Phase III is driven by the goal of meeting people’s needs and creating new experiential values. It transcends conventional development frameworks and pursues the creation of unique spaces that combine natural landscapes with culture and art. The aim is to create a new landmark “POD” space where citizens can gather, interact, and engage in activities.
