UNStudio 运用现代设计策略,将老旧百货商店改造为兼具购物、休闲、社交功能的时尚潮流社交目的地,实现了城市再生与更新。

Xintiandi Plaza steps away from the typical mall and towards a vertical city centre layout that provides opportunities for shopping, strolling, eating, gathering and relaxing. We hope Xintiandi Plaza will fulfill consumption habits of next generations and enhance the quality of life, and ultimately achieve the goal of improving the commercial and urban environment. ”
坐落于上海核心区域的瑞安新天地广场于 2019 年正式蜕变开放。UNStudio 承担了外立面和室内的整体改造设计,赋予这个承载城市记忆的旧百货商店第二次生命。改造后的新天地广场为时尚潮流人士提供了一个集餐饮、零售和艺术展览主题空间为一体的社交休闲目的地。
Located in the heart of Shanghai, Shui On Xintiandi Plaza was transformed and officially opened in 2019. UNStudio was tasked with remodelling the facade and interior, bringing a second life to the old department store that carries the city’s memories. The renovated Xintiandi Plaza now provides a leisure and social destination for fashion trendsetters with a combination of dining, retail and art exhibition themed spaces.

项目背景 Background
始建于 1995 年的瑞安新天地广场位于上海核心商圈淮海中路,毗邻新天地,是承担城市门户形象的商业项目。其前身为太平洋百货商店,历经 20 载的运营,见证了上海商业的蓬勃发展历史时期。随着时代的更迭和使用年限过久,这个百货商店开始呈现出一系列问题,比如与周边环境连接不紧密、空间内缺乏灵活性、立面缺乏吸引力、室内外空间存在阻断导致通透感弱以及品牌长久以来未升级更新,已经无法满足当代年轻人尤其是 Z 时代群体的多样化消费、体验和社交需求,最终导致客源流失。
Built in 1995, Shui On Xintiandi Plaza is adjacent to the Xintiandi area and functions as a gateway to the city. Formerly known as the Pacific Department Store, it has been in operation for 20 years and has witnessed a historical period of vigorous commercial development in Shanghai. Over time, however, the department store began to display a number of shortcomings, such as an inadequate connection to its surroundings, an inflexible interior layout, and an uninviting facade. This, coupled with the enclosed space of the mall interior and outdated brands, eventually led to a decrease in customers and commercial value. The mall was no longer able to meet the diverse consumption, experience, and social needs of the younger generations, in particular those of Gen-Z.

UNStudio 于 2017 年受瑞安房地产业主委托,启动改造策略将这个老旧封闭的百货商店打造为垂直城市中心和现代化社交场所,变成通往新天地的门户。重塑和翻新是改善城市环境的最可持续性发展方式之一,尤其是在亚洲空间有限且地价高的高密度城市中。近年来在中国,决策者逐渐把视线转移至寻找更多新颖和经济的方式来重新开发现有城区。
In 2017, UNStudio was commissioned by the owner of Shui On Land to initiate a renovation strategy that would transform the dated and enclosed department store into an open and lively vertical urban centre; a modern social venue that could function as a contemporary entrance gate to the bustling Xintiandi area. Remodeling and retrofitting is one of the most sustainable ways to enhance the urban environment in high-density cities in Asia, especially in areas where space is limited and therefore extremely expensive. As a result, in recent years the central policymakers in China have gradually been initiating new economic ways to redevelop existing urban areas.

设计条件及定位 Design conditions and orientation
本项目是一个典型的城市再生类项目。城市再生是一个复杂且循序渐进的过程,它需要对项目的主要问题透彻研究,寻找创新的、方法论和经济可行的设计方案,并且传承历史文化、完善新时代背景下的项目功能和考虑前瞻性,从而改善最终用户生活方式的单一性、提升城市品质。同时,城市再生是灵活的,且综合社会、经济、环境、文化等因素的整体重塑,是结合人们的实际需求而进行的。
Shui On Xintiandi Plaza is a good example of an urban regeneration project. Urban regeneration is a complex and evolutionary process. It requires thorough study and understanding of the problems presented, the finding of innovative solutions and the application of a methodological and economically feasible design approach. Urban regeneration projects necessitate a contextual understanding of the history and culture of the building and its location. They must also enhance the quality of the urban fabric, improve how the building functions and upgrade the offering to the end users. Furthermore, environmental and sustainable considerations are paramount for future-proofing the building. Successful urban regeneration therefore requires a flexible and holistic transformation that integrates social, economic, environmental and cultural facets and must always be designed around the actual needs of the people who will use them.

项目建筑面积 28,000 平方米,目标是在不拆建原有建筑的基础上,通过合理立面改造和空间布局规划,改善商业环境和生活品质,升级区域乃至城市形象。与此同时,也带动消费并刺激可持续经济发展。
因其独特的地理位置和承载着上海的历史记忆的原因,我们在改造时不仅从功能上完善,打造集购物、休闲、就餐、聚会的多业态商业,更是融入城市文化石库门和上海市花白玉兰元素,让这些元素贯穿室内和室外,形成了一个由淮海路国际高端时尚圈到传统市井石库门建筑的生活方式、餐饮区域的自然过渡和融合。
With a building surface of 28,000 square meters, the goal of the remodelling of Shui On Xintiandi Plaza was to improve the commercial environment and the quality of the retail experience through rational facade renovation and spatial layout, without demolishing the original building. In addition, the retrofit should upgrade the image of the area and the city, as well as drive consumption and stimulate sustainable economic development. Due to its unique location and carrying the collective memory of the Shanghainese people, the remodelling not only created a multi-format commercial mall that combines shopping, strolling, eating, gathering and relaxing, it also incorporated formal references to the city’s cultural Shikumen and Shanghai’s patron flower, Magnolia, allowing these elements to run through the interior and exterior. This resulted in enabling a transition and fusion of the international high-end fashion street Huai Hai Road and the traditional small-scale Shikumen architecture lifestyle and F&B area.
