Project architect Mark Boschman of RoosRos explains: “As terms such as BENG, energy neutral or zero on the meter become more and more standard developments within our projects, we are shifting our focus to the implications of our designs on health, environment and responsible use of materials. In our view, a building with a future value is at least energy effi cient, has a minimal impact on the environment, contributes to the wellbeing of its occupants and can adapt fl exibly to changes”. In order to put these ideas into action, RoosRos took a fi rm stand by selecting the design of MFA De Boezem & Co. in Oud-Beijerland which opted for demolition waste as the primary building material.
In the nearby village of Puttershoek, 15 old houses were demolished and RoosRos chose to reuse the materials that became available. Constructor of the project, IMd Raadgevende Ingenieurs, were asked to contribute ideas Project leader Elise Bilardie explains: “From the very beginning we thought about how to use either the materials from Puttershoek or circular materials. In consultation with RoosRos, we constructed the load-bearing timber
frame walls and the roof from wood from the Puttershoek project. For the foundation, we developed a solution frame walls and the roof from wood from the Puttershoek project. For the foundation, we developed a solution we decided to lay a foundation on steel made of recycled stelcon slabs. Almost all materials were recycled and can be reused after the lifespan of this building. In this way, we chose the most circular solution for all consultation components”.
Thanks to this project, the contractor of the new building, Jongekrijg+MaasBouw, also stepped up their circular thinking. Contractor René Lonkhuizen says: “To us this was the first time that we put the idea of using waste as a raw material so far into practice. The scrap wood, the old zinc gutters, the old pavement tiles, we cleaned them all, processed them into new materials and used them in consultation This really was quite a transition. It is, of course, easier to use ready-made new materials. But the good thing was that everyone gradually became more and more enthusiastic. When we saw the wonderful things made from old building materials, it really felt like a switch in our mind. In that respect, a new perspective has developed in our company”.
MFA De Boezem & Co. was delivered in July 2020. Mark Boschman: “It has become a great project, which has changed the limits of sustainable, dismountable and circular consultation a little further. Unfortunately, 100% circular is not yet possible, but we have chosen all new materials as responsibly as possible, from renewable sources and biobased as much as possible. We take even more pride in this project as we were able to realise this MFA in ‘our backyard’, here in Oud-Beijerland.”
