区位 Location

由PRP Architects规划设计的圣乔治公园老年社区建成于2006年，位于伦敦南部的 East Sussex郡，距离伦敦约一个小时的车程。圣乔治公园社区由天主教教会旗下的非盈利机构The Augustinian Sisters开发，为60岁以上的英国公民提供产权和租赁两种方式的适老化住宅以及服务。

St.George Park Retirement Village designed by PRP Architects was opened in 2006 as one of the largest new build later living community in the UK. It is located in East Sussex where is 45 miles away from London. St.George Park Retirement Village was developed by The Augustinian Sisters which is a non-profitable organisation to provide senior housing and care services for British tax payers who are over 60.

住宅 Properties

圣乔治公园老年社区由232套双居室公寓，8套单居室公寓和一个180床护理院组成。整个项目占地250英亩（1500亩），分为四期开发建设。其中1-3期为新建公寓，4期为维多利亚时代修道院改造公寓。其中单居室公寓面积约为51㎡，两居室面积约为67㎡，护理院标准单元全部为22.4㎡的单人带卫浴卧室。

St.George Park Village comprises 232 two bedroom apartments and 8 one bedroom apartments. It was developed by 4 phases. Phase 1-3 are new build apartments, phase 4 is renovated from the Victorian Convent called Augustinian Sisters. One bedroom apartment is normaly sized as 51㎡，two bedroom apartment's area is around 67㎡. The nursing home units are all en-suite single bedrooms which are around 22.4㎡.

建筑 Architecture

整个圣乔治公园社区有若干个3层组团组成。每一个组团的每一层平面拥有4套公寓。3到4个组团围合成一个半开放的合院，再由合院形成村落以协调与周边乡村的肌理关系。所有新建建筑在屋顶形式上沿用英国传统坡顶形式，立面材质与色彩继承East Sussex当地传统，为挂瓦、红砖、木材与石材的组合。

The village is formed by a few clusters. Each cluster has 4 apartments per floor. Three or four clusters then enclose a semi-open courtyard. The whole village is made of these courtyards to respect local country grain. All new build blocks still use traditional English pitch roof style. Local vernacular materials as hanging tiles, red bricks, timber boardings and stones are carefully used to response the rural settings.

照料与服务 Care and Services

圣乔治公园社区所有公寓皆按照英国无障碍设计标准设计，所有组团皆安装电梯，所有室内外交通通道全部按照无障碍标准设计与建造。公寓内部全部为适老化设施与设备预留空间，但安装时间根据业主需求而定以免在心理上给业主带来负面暗示。社区内部设有大量的餐饮、零售、服务与运动空间和设施，并提供24小时值守团队。180床护理院则为高龄老人提供最后阶段的照料与关怀。

All apartments in St.George Park Village are designed to UK disability standard. Lifts are installed to all low rise clusters. There is no barriers and steps on indoor and outdoor pedestrian routes to provide accessibility and safety for elderly users. Spaces have been left and provided for ageing facilities and equipments to all apartments. However, it is for the residents to decide when they should be in place to avoid negative psychological implications. Besides apartments and care home, the village has restaurants, shops and sport facilities for the residents. A 24 hours care team is also available. The 180 bed care home gives medical care to residents who are valnerable.
