张江集电港三期华鑫慧天地,由刘宇扬建筑事务所与阿科米星建筑设计事务所组成的建筑设计联合团队设计。项目北侧毗邻龙东大道,东侧为申江路,南邻丹桂路。园区由18栋多层研发建筑(4/5层)和2栋高层研发建筑(12层)组成。设计团队通过研究高容量高密度条件下,集中办公园区的空间规划、建筑设计的可能性,把原有的工业属性转化为研发办公业态,形成有效的城市更新手段。混合的建筑类型,不同尺度与不同领域感的公共空间,个性化、差异化的建筑形象在同一个园区内被有效融合地组织在一起,户型促进,形成了一个高品质体验的当代创新园区。
The project ZhangJiang IC Harbour Phase III China Fortune Wisdom Mark is jointly designed by Atelier Liu Yuyang Architects and Atelier Archmixing. The north side of the site is adjacent to Longdong Avenue, east to Shenjiang Road, and south of Dangui Road. The office park contains 18 multi-storey R&D buildings (4/5 floors) and 2 high-rise buildings (12 floors). Under the condition of high capacity and high density, the design team studies the possibilities of centralized spatial planning and architecture design to transform industrial land into R&D office park which forms an effective method of urban regeneration. Mixed architecture typologies, various sizes and types of public spaces, characterized and differentiated architecture designs are all effectively organized together to form a high quality modern innovation office park.

The clusters
工作组规划的难点在于在总和容量与建筑占地率之间找到空间布局的最佳模式。在开发定位上,业主方提出开发独栋式总部办公楼的设想,同时期待12万平方米的容量指标。在一系列的容量与空间模式研究中,工作组发现,同样条件下,当建筑占地板块越集中、越大的时候,场地余下空间能形成的公共空间就越集中越大。反之,当建筑占地板块分裂得越小时,场地余下空间能形成的公共空间就越分散、越平均、越小。这样的变化规律研究形同研究大陆板块漂移,因此被称为“板块漂移”。
The challenge in the planning stage is to find the best mode of spatial distribution between the sum capacity and the building space rate. In the development and positioning, the client proposes the development of the detached headquarters building, and expects a capacity of 120,000 square meters. In a series of capacity and space model research, the design team found that under the same conditions, when the building block splits less, the remaining public spaces would be more centralized. On the contrary, when the building block splits into smaller pieces, the remaining public spaces would be more scattered. Through an operation similar to that of the platonic drift which occurs naturally on Earth’s continental plates, shifting blocks are created and resulted in dynamic spatial variations.

利用这个规律原理,设计团队最后找到了总体公共空间与组团次级开放空间均衡而最佳的状态,使公共空间形成分级,由各个组团之间的大型公共广场作为第一级别的公共空间,多层组团内的广场与通道作为第二级别的空间,由此形成空间的整体体系,创造良好的节奏与多元的氛围。在低层高密度的基本策略中,建筑师首先将四栋或六栋成组规划,形成外有广场、内有庭院的空间格局。从窄巷到花园,从小径到广场,其多层级、具有趣味的室外空间是对上海里弄邻里生活的情怀回归,也借鉴了日本和南欧地区都市主义发展中的人文特质。
According to this theory, the design team found the best way to balance the main public spaces and the secondary public spaces in each cluster. The concourse between the clusters is the first level of public space and the passages and plazas inside the low-rise building cluster is the secondary. Thus to form a whole space system and create a good rhythm and various atmosphere. In the basic strategy of low-rise high density, the architects first formed the cluster of four or six to achieve the spatial pattern of square and courtyard. From lanes to garden, from path to plaza, the multiple levels of featured outdoor space dating back to the life in the old Shanghai neighborhood. It also draws on the humanistic qualities of urbanism in Japan and southern Europe.

在组团之内,多层建筑之间的间隙空间,顺势而为地形成有人情味的巷弄庭院,也可以通过后续拓展形成连桥、中庭、露台、阳光房等实用空间,让间隙的趣味性和使用潜力成为建筑的附加价值。从建成空间效果来看,形成了一种不规则的江南村落般的景象,树林和天空不知不觉间渗透进组团内院,一种真正的田园漫游和步移景易通过毫无造作的规划设计实现出来。四组18栋多层单体建筑,通过有机组合的7种不同的标准户型,栋栋不同的朝向和组团关系,从室内空间到外立面都各具特色,根据日照的最佳朝向和景观视野配置了多样化和个性化的办公空间及室外露台。露台给组团内部庭院增加阳光,导入清风,也塑造出活跃的建筑形态。
Within a cluster, interstitial spaces between the multi-storey building are formed into humane lanes or courtyards and later can be transformed into connecting bridges, atriums, terraces and solariums. Such interesting interstitial space and its potential adds value to the building. The completion achieved a kind of irregular village image in Yangtze Delta. Trees and sky unconsciously penetrate into the inner courtyard in the cluster. A real rural roaming and landscape variations along the path are achieved through the naturally configured design. 18 low-rise buildings in 4 clusters are formed from the organic combination of the 7 different prototypes. With the different towards and different relations with the cluster layout, each building differs from interior to elevation. Various personalized working space and terraces are arranged according to the best sunlight orientation and views. Terraces bring in sunshine and breeze to the courtyards and help forming the active building silhouette.

多种跳跃的色彩以及材料搭配形成组团自己的识别性和现代感。标准栋的外墙设计采用成本较常规外墙涂料高出一倍的高弹力涂料,3毫米厚氟碳金属漆铝板和外窗框套,并在白与灰的主色调中搭配了一些令人惊喜的大地色系涂料面,在有效的成本控制范围内营造出自然细致、华而不奢、具有当代感的人文建筑空间。
Colorful elevations and combination of materials are aiming to shape each cluster its own identity and modernist sensibility. The exterior wall of standard building adopts a high elastic coating that is twice as expensive as conventional exterior wall paint as well as the 3 mm thick fluorocarbon metal paint aluminum and exterior window frame cover. In addition to that some earth tone paint is added to the white and gray main tone. A natural and delicate, magnificent yet not luxurious space with the contemporary sense of humanity was created within the effective cost control range.

跨层超大挑窗是设计的一大特色,不仅将周边景观和自然光线完整的导入了各层空间,强化了实际的空间效率和视觉感受。同时也是调整组团视觉尺度的一种手法。每个组团中各有一栋(共四栋)在立面材料运用了Asloc预制混凝土挂板,通过不同的水泥板机理和分割组合,形成构成感和材质感极强的建筑形象。慧天地项目中使用的是日本研发、国内生产的ASLOC混凝土板,属于国内相对少见的新型材料,在审批流程上和施工工艺上都遇到了较大挑战。在材料进场的时候,又遇到了部分的成品与原封样样品出现平整度差异较大和色差等问题。这个时候,为了达成建筑师对与质量和美学的追求,业主也承担了一定的工期风险和较高的造价成本。设计团队面临的压力也恰恰来自于业主对他们极高的信任。最后,在各方的共同努力下,最终立面材料达到了预期的效果。在后发展时代,一个项目的成功与否,设计方和一个有共同价值观的业主团队的紧密合作是不可或缺的。
Another feature is the oversized window. It guides in not only the views but also the natural sunlight to each floor and reinforces the spatial efficiency and visual perception of the space. Meanwhile it is a way to adjust the visual scale of the cluster. In each cluster there is a building (in total four) using Asloc ECP in the facade materials, a strong architectural image is formed through different concrete textures and segmentation. The Asloc ECP used in this project is developed in Japan and manufactured in mainland China. As a new material which has been introduced to China only recently, it proved to be of great challenges in both the approval process and during construction. When the material transported to the construction site, there were some problems such as the difference between the flatness and the color difference between the finished products and the original samples. At that time, in order to achieve the architect’s pursuit of quality and aesthetics, the client also undertook a certain risk in construction period and higher cost. The pressure on the design team also comes from the client’s trust. Finally, with the efforts of all teams, the completion achieved the expected level. In the post-development era, the success of a project is indispensable to the close cooperation of the design team and a client with same values.

高层建筑设计
High-rise Buildings
2栋50米高层智能化标准办公塔楼坐落在基地东南侧,和4组多层园林式总部办公楼,形成场地的从入口核心广场到多层组团的空间机理。
Two office towers in 50 meters height are located at the south east side of the site. The spatial forming mechanism from the core concourse on the entrance to the clusters is formed through the towers, together with the 4 clusters of low-rise buildings.

南北不同的组合立面,使塔楼不仅充满了多变的活跃趣味,也用变化的立面缓解了大体量的压迫感。标准层南立面的凹入阳台和凸出挑窗,除了有利于降低南向东西晒的影响,充分发挥紧邻丹桂路沿河绿化带的景观优势,更为整个项目提供了识别性极高的立面表情。而塔楼北立面反映了实用美学的设计理念,均衡规整的平窗为室内办公空间提供优质均好的漫反射自然光,并为场地内部强烈丰富的多层次空间形态提供了一组典雅内敛的建筑立面。景观设计充分发挥了场地空间优势,在两栋塔楼处提供了可供所有访客和上班人员使用的中央休闲广场。
The difference in the north & south facade brings changes and fun to the towers and it relieves the stress from the huge volume. The indented balconies and the protruding windows on the south facade lower the west sunlight in the afternoon and take the advantage from the waterfront green belt along Dangui Road. These elements provide a highly recognized facade. While the north facade reflects the design concept of practical aesthetics: balanced flat windows invite the good diffuse natural light for the interior working space and provide a set of elegant facade for the abundantly multiple level space on the site. The design of landscape shows gives full play to the space advantage of the site and provides a central leisure plaza for all visitors and staff in the two towers.

从充满立体感的入口大悬挑空间走入双层挑空的公共大堂,外墙的Asloc预制混凝土板,搭配上深褐色拉丝不锈钢和白色天然石材地面的内装材料组合,形成从建筑场地到室内空间的连续体验。
From the huge dimensional cantilever space into public lobby, the Asloc ECP on the exterior wall with the interior material combination of dark stainless steel and white natural marble, there is a continuous experience from the site to the interior space.

华鑫体验中心室内设计
China Fortune Experience Center
A1栋是园区的销售展示中心,有限的经费只能完整的涵盖两层楼的室内设计与建造。设计团队于是提出通过设计一部分的室内空间来激活整栋楼的概念,而其它的部分则尽可能地保留初始的空间状态,展现纯净的结构与光影。
Building A1 is the sales showroom for this park, but the budget is only enough to renovate for about 2 floors. The design team proposed to utilize the entire building but only renovate a portion of each floor while leaving the other spaces as pure relationships between raw structure, light, and shadows.
