The King Abdullah Financial District was created by 22 of the world’s most renowned architects and urban planning experts. The King Abdullah Financial District, located on Lots 5.07 and 5.08, was designed by LAB to be the most well-planned 0-carbon community in the region. Consisting of four interconnected towers on two parcels, it offers a sophisticated metropolitan design with a futuristic skyline. The interspersed buildings include both: luxury residences in two towers and offices in the other two towers.

The King Abdullah Financial District (KAFD) has received LEED ND Stage 2 Platinum certification, becoming the largest mixed-use financial center in the world to achieve the highest possible accreditation from the world’s leading authority for green building. LEED is an internationally recognized designation that indicates a building or community was designed and built to be environmentally friendly with an aim to promote a higher quality of life. This certification confirms KAFD as a global center for excellence in sustainability at every level — from its green building credentials to its robust public transport facilities and walkable infrastructure.

This certification confirms KAFD as a global center for excellence in sustainability at every level — from its green building credentials to its robust public transport facilities and walkable infrastructure. KAFD has sustainability built into the core of its infrastructure. Its energy-efficient building initiatives include District Cooling Plants that help reduce the energy consumption required for cooling; the use of LED street lights instead of conventional lighting; and the installation of renewable energy sources such as solar panels in several of its towers. KAFD is also equipped with a site-wide automated waste collection system that collects and segregates recyclable waste, eliminating the use of garbage trucks on KAFD streets and thus reducing carbon dioxide emissions.

Additionally, most of KAFD’s internal access roads are paved with concrete that has a high Solar Reflective Index (SRI) value — reducing the “heat island effect” and supporting cooler temperatures throughout the development. Leadership in Energy and Environmental Design, or LEED, is a building certification process developed by the non-profit US Green Building Council (USGBC). LEED certification is official recognition for projects that comply with the requirements prescribed within the LEED rating systems as created and maintained by the USGBC.

The four towers range in height from 17 to 20 stories and have been massed to maximize principle views of the wadi. On both sites, the residential towers face the landscaped wadi lined with the retail programs at ground level. The office towers have been located at the back of the site and the main vehicular traffic route. Each tower sits on a three-level mixed-used podium. These are linked via sky bridges to provide an elevated semi-conditioned link across the plots that will later connect with buildings across the whole master plan.

This surface dissipates to a flattened representation away from the wadi. The office tower facades are designed with a facetted language defining mega and secondary panels. The mega panels are overlaid with an external solar shading louver system optimized to the sun’s path.
