/Introduction
太子湾壹栈人才公寓位于深圳市南山区蛇口太子湾片区,处于规划的山海通廊与商业发展轴上,拥有丰富的滨海绿地景观资源。
Prince Bay Habitat One Apartment is located in Prince Bay, ShekouPort, Nanshan District, Shenzhen. The apartment owns diverse landscaperesources at the planning of ocean and mountain corridor and commercialdevelopment axis.
城市的发展离不开人才的推动,攀升的房价和生活成本导致大量人才流失,人们对城市的归属感逐渐减弱,人才保障性住房计划应运而生。粗放年代下发展的保障性住房项目,与周边城市的结合不够紧密,往往因缺少公共功能而缺乏社区性。人才公寓不同于普通的住宅开发项目,具有典型的住宅公建化特点,设置的一系列面向城市的服务设施,使其不仅是居住空间,也是城市活力的源泉、人才创新的细胞单元和创意及能量的交流场所。
The urban development is inseparable from the promotion of talents. The rising price of housing and cost of living have caused a large number of talents to drain, and people`s sense of belonging to the city has gradually weakened. Thus, the plan of houses for talents has been emerged. In the extensive era, indemnificatory apartment’s project are not closely integrated with surrounding cities and often lack community features due to lack of public functions. Different from ordinary residential projects, the talent apartment has the typical characteristics of residential public constructions. A series of city-oriented service facilities are set up to make it not only a living space, but also a source of urban vitality, a unit of talent innovation and a communication place of creativity and energy.
基于以上,设计师希望基于对未来城市公寓的理解,为公寓目标人群——城市青年白领们创建一个多元化的生活社区,为片区注入人才聚集的活力场所。
According to the previous content, designers hope to create a diversified community for the target population of the apartment--young urban white-collar workers based on comprehend of the future urban apartment, and inject a vibrant place for talents gathering in the district.

规划策略/Planning Strategy
设计团队秉着“尊重城市、亲近自然”的理念,希望在可控范围内鼓动城市公共生活的发生,并在繁忙的城市工作节奏中为使用者创造城市自然和谐统一的都市生活。设计团队尊重太子湾片区花园城的规划理念,遵循了片区原有的空间肌理、城市尺度和布局方式,将建筑体量错位布置,使得其与相邻地块的建筑形成围和的关系。半围合的建筑在高密度的城市社群中营造出私密且亲近自然的庭院,为居住者提供休闲、娱乐、互动的公共场所。
The design team adheres to the concept of "Respecting the City and Being Close to Nature", hoping to encourage the occurrence of public life within a controllable range, and create a harmonious and unified urban life for users in the busy work rhythm.
The design team respected the planning concept of the Garden City in the Prince Bay area, followed the original spatial texture, urban scale and planning layout of the area, and arranged the buildings in a dislocation, so that it formed an enclosing relationship with the adjacent buildings.
The semi-enclosed building creates a private and natural courtyard in the high-density urban community, providing residents with a public place for leisure, entertainment and interaction.

/Architectural Design
1. 城市氛围
City atmosphere
不同于普通住宅项目,人才公寓旨在为居住者营造具有高品质、安全感、舒适感、便利感、归属感特性的居住环境。基于一种乌托邦式的生活理想,团队意欲打造出现代都市中城市体验和个人理想生活相结合的生活方式。因此,如何在居住环境中实现城市生活最大化,如何平衡开放空间和私密居住生活的界限是设计的切入点。
Different from ordinary residential projects, the talent apartment aims to create a high-quality, safe, comfortable, convenient, and belonging living environment for residents. Based on a utopian ideal of life, the team intends to create a lifestyle that combines urban experience and personal ideal life in a modern city. Therefore, how to maximize urban life in the residential environment and how to balance the boundaries between open space and private space are the entry points of the design.

商业沿街布置,给片区带来了商业活力。在商业裙房中间打开一处通道,形成两个商业分区。商业 A 区充分对外服务,为居住者提供便利感;B 区与庭院形成互动,提升居住品质。商业设置屋顶花园,与内部庭院相呼应。
The commercial layout along the street brings commercial vitality to the district. A passage is opened in the middle of the commercial podium to form two commercial districts. Commercial area A provides full external services to provide convenience for the residents, while area B interacts with the courtyard to enhance the quality of living. Roof gardens are set up on the podium to echo the internal courtyard.

为营造舒适自然的生活社区,为居住者高品质的花园城市生活,结合南方的气候特征,设计团队运用“借景、框景、对景”等手法造景。公寓大堂入口面向庭院敞开,形成灰空间,使得大堂空间与庭院景观相互渗透呼应。通过规划景观流线,将园林景观延伸到商业屋顶及架空层处,使空间层次丰富。打开景观通廊,联系后期用地,形成私密且亲近自然的共享庭院,为居住者提供了互动交流的公共空间。
In order to create a comfortable and natural living community and a high-quality garden city life for residents, combined with the climate characteristics of the south, the design team used "borrowed, framed, and opposed" techniques to create landscapes. The entrance of the apartment lobby opens to the courtyard, forming a gray space, making the lobby space and courtyard landscape interpenetrate and echo each other. Through the planning of landscape circulation, the garden landscape is extended to the commercial roof and overhead floor, making the space level rich. Designers open the landscape corridor to connect the later land to form a private and natural shared courtyard, providing residents a public space for interactive communication.

2. 立面设计
Facade Design
塔楼立面风格整体现代统一,采用少量银灰色和浅灰色的金属铝板,辅以蓝灰色的玻璃,灰色的涂料,形成黑白灰的极简构造韵律。通过强调竖向杆件,打破均质化网格,自然地完成了简洁现代的立面形象。
The tower facade is uniform and modern, using a small amount of silver-gray and light-gray aluminum plates, supplemented by blue-gray glass, and gray coating to form a minimalist structural rhythm of black, white and gray. By emphasizing vertical members and breaking the homogenized grid, a simple and modern facade is naturally completed.

室内空间规划
InteriorPlanning
团队在设计前期充分研究了公寓主体使用人群——青年及白领人群的生活习惯和空间需求,从使用者的体验出发,紧凑而有序地布置每一个生活功能。调研结果显示,现代都市白领人群对居住功能的重视度及使用频率功能排序依次为卧室≥收纳≥卫浴≥书房≥客厅≥餐厅,因此在项目单间及一房一厅为主的小户型设计中,将卧室结合书房功能,适当缩小客厅的面积,同时结合开放式厨房的使用,最大限度地贴合使用者的生活习惯。在空间设计中,固定家居及移动变形家居的结合,最大程度地利用了空间。户型产品采用全明设计,自然采光通风,不同颜色的软装硬装和室内材料相结合,营造温馨舒适的居住氛围。
In the early part of the proposal, the team fully considered the living habits and space needs of the apartment main users—youth and white-collar workers. From the users’ experience, and arranging each living function in a compact and orderly manner. The survey results show that the importance of modern urban white-collar workers to residential functions and the frequency of use are in the order of bedroom ≥ storage ≥ bathroom ≥ study ≥ living room ≥ dining room. Therefore, in the small family design with one-bedroom apartment as the main part of the project, combining the bedroom with the study function, appropriately reducing the area of the living room, and combining the use of the open kitchen to maximize the user’s living habits. In the spatial design, the combination of fixed furniture and mobile deformed furniture maximizes the use of space. The family-type products adopt full-light design, natural lighting and ventilation, and the combination of different colors of soft and hard decoration and indoor materials to create a warm and comfortable living atmosphere.

除了打造贴合现代都市白领的居住空间外,考虑到住户对交流的诉求,公寓预留了未来升级优化空间,预备配套包括多功能交流厅、健身房、公共洗衣房以及天台花园公共配套空间。这些公共空间将改善居住条件,成为居民间的交流纽带,为两点一线枯燥的城市生活带来更多生活的乐趣。
In addition to creating a living space suitable for white-collar workers in a modern city, considering the residents’ demands for communication, the apartment reserves space for future upgrades and optimization. The preparatory facilities include a multi-functional communication hall, a gym, public laundry, and a public supporting space in the roof garden. These public spaces will improve living conditions, become a communication link between residents, and bring more joy to the boring urban life.
